What documents are usually required?

Please be aware that the documentation requested may differ depending on your nationality, country of residence, and country where your income is generated.

All applicants

  • Valid passport or national ID card

  • Portuguese Tax Identification Number (NIF) — if you don’t have one yet, we can assist

  • Credit report (such as Experian or Equifax, where applicable) or an official statement from another legally recognised credit bureau listing all current liabilities

  • Most recent personal Income Tax Return

  • Proof of savings and any additional sources of income

  • Bank statements from the last 3 months (both the account where income is received and the account holding your savings)

If a property has already been selected

  • Property Tax Register (Caderneta Predial)

  • Land Registry Certificate (Certidão do Registo Predial)

  • Property Floor Plans / Architectural Plans

  • Copy of the Promissory Purchase and Sale Agreement outlining the agreed terms (if already signed)

Additional documents by applicant profile

Employed

  • Last three salary slips or evidence of other recurring income

  • Employment contract or an employer’s letter confirming job position, type of contract, length of employment, and gross annual income

Self-employed

  • Latest personal or company Income Tax Return

  • Balance sheets and profit & loss statements for the previous three fiscal years

  • Copies of issued invoices or other documentation supporting income for the current year​

Retired

  • Annual pension statement for the most recent year

  • Latest Income Tax Return
